Westbay Quay development phase two is fast approaching its launch for construction along the banks of the Inner Harbour while phase one is on a quick pace nearing its spring completion.\u00a0<\/span><\/p>\n

The sold-out collection of one and two-bedroom residences, <\/span>residential living units with commercial space, and pure commercial units within the <\/span>six-storey Topaz and two-storey Lapis buildings of the first phase has been in progress since 2019, along Lyall and Head streets across from the Westbay Marina. Sapphire, Westbay Quay\u2019s five-storey final offering, marketed for luxury home buyers, will soon kickstart.\u00a0<\/span><\/p>\n

\u201cWith the culmination of over two years of construction on Topaz and Lapis, we are pleased to announce the upcoming construction start at Sapphire, our much anticipated high-end release at Westbay Quay that will mark this one-of-a-kind, highly sought after oceanfront community\u2019s final phase and deliver the highest quality pre-sale to Esquimalt and Greater Victoria,\u201d says Max Tomaszewski, the developer and a partner at Tenfold Projects.<\/span><\/p>\n

Priced from $955,500 to just under $6.4 million, Sapphire\u2019s presale suites of eight, measuring between 735 and over 3,500 square feet of interior living space in one and three-bedroom configurations, while the already sold fifth-floor penthouse is less than 1,900 square feet.\u00a0<\/span><\/p>\n

To ensure that each home meets every purchaser\u2019s individual needs and tastes Tenfold has added $125 per square foot in the price of each unit for custom interior design and finishings. This is in addition to the building\u2019s concept features of premium, market-leading all-concrete construction, floor-to-ceiling windows, and preserved sweeping views over the scenic Inner Harbour and the Salish Sea beyond.<\/span><\/p>\n

The development team\u2019s interior finishings prior to customization work will present a palate of demised interior walls prepared for painting, roughed-in plumbing for wall-hung toilets, bathrooms, kitchens, and laundry room fixtures, high-end Lotus LED recessed gambled 4\u201d ceiling light fixtures installed, and positioned in accordance with buyers\u2019 preferences, installed and commissioned in-floor hydronic heating, electric-heated bathroom floors ready for tiling, venting with a fresh air exchange installed to-code, and finished exterior spaces featuring raised patio blocks. Each home will also include a commissioned fire suppression system.<\/span><\/p>\n

Sapphire\u2019s unit breakdown includes four suites on the second level in one and two-bedroom floorplans, two suites on the third floor both sized with two bedrooms, and one full-floor sub-penthouse on the fourth storey in a three-bedroom configuration. Purchasers may have the opportunity to combine floor plans on the same floor,\u201d he added.<\/span><\/p>\n

At the same time, other exciting reports are turning up about Westbay Quay\u2019s ground-oriented commercial lessee line-up that will front its three boulevards just steps from the Westbay Marina.<\/span><\/p>\n

According to Tomaszewski, a well-established <\/span>restaurateur has reserved <\/span>Sapphire\u2019s ground floor space earmarked for a dining destination, for plans of opening a deluxe bistro-style diner. More details will soon be disclosed in the near future.<\/span><\/p>\n

A caf\u00e9 and a restaurant will also be occupying retail units in phase one. So will a gelato bar and a dental clinic to complete the retail spaces. Live-work units in the Lapis building will be announced individually by their owner-operator according to Tomaszewski.<\/span><\/p>\n

Tomaszewski and his partner David Price began developing luxury properties along the western shores of the Inner Harbour over a decade ago and are well-acquainted with the charm of Esquimalt\u2019s coastal lands.<\/span><\/p>\n

David Price built two towers and a collection of townhomes on a rise overlooking Westbay Quay and the marina. These real-estate properties later became enshrined among the upper echelon of condominium residences. Swallows Landing, as they are known, is part of several condominiums on Vancouver Island that fall into the category of true high-end living. Price describes the nine-storey promontories as \u201csought-after estates that bear the inspiration for Sapphire\u2019s architectural design, positioned to take in the incredible views of a busy port, downtown Victoria and the Salish Sea.\u201d<\/span><\/p>\n

Sapphire\u2019s design is aimed to make it a distinct structure from inside and out, according to Price. Adding that luxury in every detail driving every facet of the build will hearken back to Swallows Landing and its legacy to Victoria\u2019s cityscape.<\/span><\/p>\n

Located at 845 Dunsmuir Road, Swallows Landing can be publicly viewed alongside its lands, walked to access a platform set among a grove of Garry Oak trees along the banks of the Inner Harbour.<\/span><\/p>\n
