The <strong data-start=\"677\" data-end=\"711\">average MLS\u00ae residential price<\/strong> also saw a slight rise of <strong data-start=\"738\" data-end=\"746\">0.4%<\/strong>, reaching <strong data-start=\"757\" data-end=\"769\">$948,296<\/strong>, up from <strong data-start=\"779\" data-end=\"791\">$944,298<\/strong> in September 2024.<\/p>\n<h3 data-start=\"814\" data-end=\"844\">Market Value on the Rise<\/h3>\n<p data-start=\"846\" data-end=\"1170\">The total <strong data-start=\"856\" data-end=\"896\">MLS\u00ae residential sales dollar volume<\/strong> across the province hit <strong data-start=\"921\" data-end=\"937\">$5.5 billion<\/strong>, a <strong data-start=\"941\" data-end=\"973\">4.8% year-over-year increase<\/strong>. However, despite the positive momentum, overall MLS\u00ae unit sales remain <strong data-start=\"1046\" data-end=\"1082\">21.4% below the ten-year average<\/strong> for September \u2014 a sign that the market still has room to recover to historical norms.<\/p>\n<h3 data-start=\"1172\" data-end=\"1201\">Signs of Recovery Ahead<\/h3>\n<p data-start=\"1203\" data-end=\"1466\">\u201c<strong data-start=\"1204\" data-end=\"1292\">Home sales in the province are gaining momentum following a slow first half of 2025,<\/strong>\u201d said <strong data-start=\"1299\" data-end=\"1344\">Brendon Ogmundson, BCREA Chief Economist.<\/strong> \u201c<strong data-start=\"1346\" data-end=\"1463\">We anticipate sales will finish the year strong, aided by lower interest rates helping to unleash pent-up demand.<\/strong>\u201d<\/p>\n<p data-start=\"1468\" data-end=\"1692\">As borrowing costs ease and buyer confidence improves, more potential homeowners appear ready to re-enter the market. Lower mortgage rates are also expected to stimulate activity heading into the final quarter of the year.<\/p>\n<h3 data-start=\"1694\" data-end=\"1721\">Year-to-Date Overview<\/h3>\n<p data-start=\"1723\" data-end=\"2064\">So far in 2025, <strong data-start=\"1739\" data-end=\"1779\">BC\u2019s residential sales dollar volume<\/strong> has reached <strong data-start=\"1792\" data-end=\"1809\">$51.8 billion<\/strong>, representing a <strong data-start=\"1826\" data-end=\"1843\">7.3% decrease<\/strong> compared with the same period in 2024. <strong data-start=\"1883\" data-end=\"1909\">Residential unit sales<\/strong> are also down <strong data-start=\"1924\" data-end=\"1947\">4.2% year-over-year<\/strong> at <strong data-start=\"1951\" data-end=\"1967\">54,594 units<\/strong>, while the <strong data-start=\"1979\" data-end=\"2013\">average MLS\u00ae residential price<\/strong> has dipped slightly by <strong data-start=\"2037\" data-end=\"2045\">3.3%<\/strong> to <strong data-start=\"2049\" data-end=\"2061\">$949,203<\/strong>.<\/p>\n<h3 data-start=\"2066\" data-end=\"2110\">What This Means for Buyers and Sellers<\/h3>\n<p data-start=\"2112\" data-end=\"2452\">The gradual rebound in home sales signals renewed confidence in BC\u2019s housing market. For <strong data-start=\"2201\" data-end=\"2211\">buyers<\/strong>, softer prices and lower interest rates could present new opportunities heading into 2026.
